What To Do If Water Is Coming Through The Ceiling

Turn the power off to that part of the property first, get everyone out from under the wet area, then stop the water at source and photograph everything before you touch it. Electrics come before the bucket, because a ceiling is full of cable and light fittings and the water has already reached them. After that the job splits into two questions people muddle together: where is the water actually coming from, and who pays for the damage. Both are answered far better in the first ten minutes than in the following ten days. A wet ceiling is a structural problem as well as a mess. Plaster holding water comes down in one piece, usually on whoever is standing underneath it with a bowl.

The first five minutes, in order

Power off to the affected area, people out from under the ceiling, water stopped at source, then photographs, then containment. That order is not arbitrary. The two things that actually hurt people in a ceiling leak, electricity and falling plaster, are both in the first thirty seconds.

Most people do this backwards. The bucket comes first, the electrics come at minute fifteen if at all, and by then somebody has been standing under a loaded ceiling reaching up towards a dripping light fitting.

If you are in a flat and the water is coming from above, your own stopcock will not help. Shut it anyway in case the source turns out to be yours, but do not treat it as the fix.

A ceiling is the most alarming way to discover water escaping in the house, but the order of actions is the same one that applies to any escape: electrics, isolation, then the source.

If your honest answer is where is my stopcock, find it now rather than later, because the search always takes longer than the turning does.

  • Switch off the power to that area at the consumer unit, or the whole unit if you are unsure which circuit
  • Move everyone and everything out from under the wet ceiling and keep them out
  • Stop the water at source if the source is yours, or reach whoever controls it if it is not
  • Photograph and film the room before you move or mop anything
  • Only then start containing, catching and drying

If water is running towards a consumer unit, or the unit itself is wet, do not reach for it. Leave the area and call 105, the free national power emergency number.

Why the electrics come before the bucket

A ceiling is where lighting circuits live. Above the plasterboard there is cable clipped to joists, junction boxes, ceiling rose terminals, and in most London homes now recessed downlights sitting in holes cut straight through. Water follows the easiest path down, and a downlight hole is by definition the easiest path down.

Turn the power off at the consumer unit, using the main switch if you cannot identify the right breaker. Do that only if you can reach the board without standing in water and without reaching through or past running water. If the board sits in a cupboard under the wet area, treat the route as unsafe and call 105 instead.

Do not switch the lights back on to see what you are doing, and do not plug in a wet vacuum or fan heater in a room where water is still arriving. If the RCD has already tripped, that is the protection working. Resetting it while water is coming through puts current back into a wet circuit.

  • Recessed downlights are the commonest path for water to reach the room below
  • Turn the power off at the board, not at the light switch
  • Never reach past running water to get to a consumer unit
  • Have affected circuits tested by an electrician before they go back into use

Is the ceiling about to come down?

If the plaster is bulging, sagging or the paint is ballooning, the ceiling is holding water and it will let go all at once. Keep everyone out of the room and out from under the wet area. That is a collapse risk, not a slow drip, and it arrives with all the water being held above it.

London gives you two very different ceilings. In a Victorian house or conversion the originals are lath and plaster, lime plaster pushed through thin timber laths, which holds a surprising weight of water and then fails in large heavy sheets. In a newer build or refurbished flat it is plasterboard, which sags visibly first and goes soft at the joints, though a skimmed board ceiling can still drop a whole sheet.

Draining a bulge deliberately is often better than waiting for it. With the power to that area off, a bucket underneath and nobody beneath the swelling, pierce the lowest point with a screwdriver while standing to the side and let it run. You are choosing a small hole you control over a large failure you do not. If it is lath and plaster and the bulge is wide, stop there and wait for someone.

Never stand under a bulging ceiling. If you drain it, work from the side, with the power off, with a bucket positioned and everyone else out of the room.

Where is the water actually coming from?

Water does not fall straight down through a floor. It lands on top of the ceiling, runs along the side of a joist until it finds a gap and drops there. The wet patch can be several metres from the failure, and where joists run the length of a property it can be in a different room entirely.

The fastest useful test is the water itself. Clear and cold means a mains supply or a cold feed. Clean but warm means the hot side, so a cylinder, hot pipework or a boiler. Rusty brown water with a faint metallic smell is heating water from a radiator, a valve or a heating pipe, and it stains plaster far worse. Grey soapy water, or water arriving in bursts rather than steadily, points at a bath, shower tray, waste or failed seal.

That distinction decides how urgent it is. A pressurised leak runs until a valve is closed. A waste or seal leak only runs when somebody upstairs uses the bath or shower, so if the water stopped by itself after a couple of minutes you are almost certainly looking at a seal or a waste, not a burst.

Go upstairs if you can. The tell is usually obvious in the right room: water at the base of a toilet, a damp patch beside a bath, a puddle under a basin pedestal, a washing machine sitting in water, a radiator valve weeping at the spindle. In a block with a Pulsacoil or thermal store, check that cupboard floor.

A hot water cylinder leaking into the floor void above is a common source and an easy one to miss, because the cupboard itself can look completely dry while the ceiling below is wet.

  • Clear cold water means a cold supply or feed
  • Hot clean water means a cylinder, hot pipework or boiler
  • Brown metallic water means a radiator or heating pipework
  • Soapy or intermittent water means a bath, shower or waste

Is it plumbing or is it rain?

If you are on the top floor, or the ceiling sits under a flat roof, a valley or a parapet gutter, check the weather before you call a plumber. Rain ingress and a plumbing leak look identical from underneath, and the difference is whether the water arrives with the weather or regardless of it.

Rainwater appears at the same spot every time it rains hard, usually carries a brown tinge from dust in the roof void, and stops within an hour or so of the rain stopping. A blocked gutter or flat roof outlet does the same, and London terraces with rear extensions and parapet gutters are the classic case. A third option catches people out in flats: a disturbed soil stack joint only shows when somebody upstairs flushes, and the smell tells you what it is before the water does.

The water is from the flat above and nobody is answering

Knock first, then go to whoever controls the building, because your own stopcock does not touch the supply to the flat above you. If there is no answer, contact the managing agent, building manager or freeholder and say there is an active escape of water into your flat. That phrasing matters, because it is what gets an out of hours response rather than a message taken.

Many purpose built blocks have a riser cupboard on each landing with isolating valves labelled by flat number. An agent or caretaker can close the valve feeding the flat above without getting inside it. Older conversions often have nothing of the sort, and the only valve is inside the flat or in the basement, which is exactly the problem it sounds like at two in the morning.

Do not force entry to another flat. That is a decision for the managing agent or the emergency services, and doing it yourself creates a second problem on top of the first. If the occupier upstairs does answer, the most useful sentence is to ask them to close their internal stopcock, usually under the kitchen sink, clockwise until it stops, then open their kitchen cold tap. Most people do not know where their stopcock is, so being specific saves several minutes.

  • Your stopcock controls your flat only, never the one above
  • Ask the managing agent about the riser valve on the landing
  • Say the words active escape of water when you call out of hours
  • Do not force entry into a flat you have not been let into

What to photograph before you clear anything up

Photograph the room wide first, then the ceiling, then each damaged item individually, and take a video walking through while you narrate what you are seeing. Do all of it before you move furniture or lift a towel. This is the two minutes that decides whether a claim settles quietly or gets argued over, and almost nobody does it, because the instinct when water is coming in is to start cleaning.

Insurers assess an escape of water on two questions: what failed, and was the damage sudden or gradual. Sudden failure is normally covered. Gradual leaking, long standing damp and lack of maintenance frequently are not. Dated photographs taken while the water was still running are the evidence that puts you on the right side of that line.

Include the things people forget. The inside of cupboards under the wet area, the floor covering and the underlay beneath it, electrical items that were plugged in, the light fittings the water came through, and the ceiling shot from an angle so the sag shows rather than flat on. Check the date and time on your phone are right, because the metadata is part of what makes the record credible.

Keep the failed component when it is found. The split pipe, the perished flexible connector, the cracked waste trap, the failed valve. An engineer normally cuts the section out, and that piece of metal or plastic is the direct evidence of cause. Ask for it, bag it, and keep it with the invoice and the engineer report until the claim closes.

  • The ceiling from an angle so any sag or bulge shows
  • Every damaged item individually, including inside cupboards
  • A walk through video with the date and the running water in it
  • The failed part itself, bagged and kept, plus the engineer report

Tell your insurer before you commission drying, strip out or replastering. Most policies want to approve contractors, and work done without telling them can be argued about later. Emergency work to stop the escape is the exception and should never be delayed.

Who pays when the leak came from another flat

Claim on your own cover first and let the insurers settle between themselves. That is the normal route and it is faster than trying to get money directly from a neighbour.

In a block the building is usually insured under a single policy arranged by the freeholder or managing agent, while your contents and internal improvements are yours. Ceiling, plaster and structural drying often go through the block policy, furniture and decoration through your own. Ask the agent for the block policy details and the excess early, because that excess is frequently high enough to change what is worth claiming for.

A neighbour is only personally liable if they were negligent, which is a higher bar than people expect. A pipe that failed without warning is generally not negligence. Arguing about fault with the person upstairs is rarely the fastest route to a dry ceiling. Keep a written timeline instead: when you noticed it, who you called, when the water stopped, when an engineer attended.

What an engineer does when they arrive

The first job is confirming the water has actually been isolated, because a partly closed stopcock or a valve that no longer seats properly is common enough to check rather than assume. After that it is narrowing down which system is losing water by isolating sections and watching what happens, rather than guessing.

Where the failure is visible, the work is cutting out the failed section or replacing the fitting, valve, connector or seal that let go. Where nothing is visible and water is appearing through a ceiling with no obvious source above, it becomes leak detection first. Acoustic equipment, thermal imaging and tracer gas exist precisely so a hidden failure can be found without opening up half a ceiling speculatively.

The building decides the difficulty. A Victorian conversion with pipework buried in floors is mostly detection work. A block with a thermal store in a cupboard usually has the failure in that cupboard.

Expect two things before an engineer leaves: what failed and why, and whether anything of the same age is in similar condition. One perished flexible connector under a basin usually means the others are worth changing too. We have 20 engineers and that conversation happens most weeks, because the second failure is avoidable.

If the source is still not obvious once the ceiling has been opened, the visit becomes leak detection and repair, and the tracing is done before anything further is cut.

If it turns out to be a burst pipe repair the work itself is quick once the pipe is exposed, and most of the visit is spent getting to it.

Drying out afterwards, and when to replaster

Do not replaster or redecorate until the ceiling is genuinely dry, which takes far longer than it looks. Plaster and the timber above it hold moisture for weeks, and a ceiling that feels dry to the hand can still be wet through its thickness. Skimming over a damp ceiling gives you staining bleeding back through the new paint and a second job.

  • Ventilate and dehumidify before doing anything cosmetic
  • Lift saturated insulation out of the ceiling void rather than leaving it
  • Have affected electrical circuits tested before they go back into use
  • Use a stain blocking primer before repainting, or the mark returns
